A working guide to buying and selling in a two-square-mile beach town where the price stats lie if you read only one of them. Here's what the market actually says.
Overview
Hermosa Beach sits between Manhattan Beach to the north and Redondo Beach to the south, packed into roughly two square miles of coastline. It's compact, walkable near the water, and built around the beach, the pier, and a paved greenbelt that runs the length of town. For real estate, the city divides into three MLS sections — the Sand Section, Hermosa Valley, and East Hermosa (the Hills) — and which one you're in drives price more than almost anything else.
This page covers how those sections differ, what the housing data does and doesn't tell you, the schools and commute, and the practical side of buying or selling here. The numbers below are pulled from public market sources and labeled as estimates where the underlying sales volume is too thin to be precise.
Neighborhoods
Local agents and the MLS split Hermosa into three areas. They share the same small-town core, schools, and beach — but they live and price very differently.
The beachfront strip from The Strand inland to Valley/Ardmore. Walk streets (car-free lanes), the Marvin Braude bike path, and Pier Plaza dining are here. Lots are smaller and denser; this is the most walkable part of town and carries the highest per-foot prices, with Strand-front homes at the top of the market.
Inland of the Sand Section, on lower terrain east toward PCH. The tree-lined Greenbelt walking/biking path and South Park run through it. Lots run slightly larger than the Sand Section, and homes here typically price below comparable beachfront stock — a common entry point for buyers who want Hermosa schools without the walk-to-sand premium.
East of Pacific Coast Highway toward the Redondo border. Some of the larger lots in the area, a quieter and more residential street pattern, and sloped sites that can capture ocean views. Generally priced below the Sand Section for comparable condition, with a mix of single-family homes, townhomes, and condos.
Market Trends
Here is the honest version: Hermosa is a small market, and small markets produce noisy statistics. In a typical month only a handful of homes close. A couple of high-end Strand sales — or a couple of quiet months — can swing the "median" by hundreds of thousands of dollars without the underlying market moving at all.
| Signal | Approximate range | Read |
|---|---|---|
| Median sale price (all homes) | ~$2.1M – $2.4M | Source- and month-dependent |
| Single-family homes | ~$2.4M – $2.8M (estimate) | The bulk of the market |
| Condos / townhomes | ~$1.6M (estimate) | Lower entry point |
| Price per sq ft | ~$990 – $1,135 | Premium for proximity to sand |
| Days on market (median) | ~47 – 69 days | Slower than the 2021–22 frenzy |
| Active inventory | ~36 – 81 listings | Low; limited choice |
The one thing to take away
Over the last year, different reputable sources reported Hermosa prices up modestly and down double digits at the same time. Both are "true" — they're just measuring different small samples in different months. The reliable signals are price-per-square-foot trends and section-level comparable sales, not one headline median. If a valuation tool gives you a confident single number for a Hermosa home, that's the moment to ask a local agent to check it against actual recent comps on your block.
One longer-term item worth watching: the ~51-acre former AES power-plant site at the south end of town is slated for redevelopment into a planned mixed-use district with significant dedicated park and wetland space. It's a multi-year process, not a done deal — but it's the kind of nearby change that can affect South Hermosa over time, and worth tracking if you're buying near the southern border.
Lifestyle & Amenities
The Strand is a paved oceanfront walking and biking path running the length of the city; it doubles as the front yard for the most expensive homes in town. The beach itself is wide and used hard — morning runners and surfers, then beach-volleyball courts that have hosted pro tournaments for decades.
Pier Avenue and the pedestrian Pier Plaza concentrate most of the restaurants, bars, and shops within walking distance of Sand Section homes. It's the social center of town and the reason "park once and walk" is a real selling point near downtown.
A tree-lined path on a former rail right-of-way runs through the Valley and connects into Manhattan Beach — a roughly 3.5-mile soft-surface route used for walking and jogging. South Park and Valley Park add open space inland.
Fiesta Hermosa, an arts-and-crafts and music festival, runs downtown twice a year (around Memorial Day and Labor Day). A weekly farmers market and the long-running beach-volleyball open round out a calendar that keeps the town busy through summer.
Schools, Commute & Accessibility
Hermosa Beach is served by the Hermosa Beach City School District (HBCSD), a small TK–8 district whose schools include Hermosa View, Hermosa Vista, and Hermosa Valley. Hermosa View has been recognized as a California Distinguished School — a state designation. The city has no high school of its own; students continue to Mira Costa High in Manhattan Beach or Redondo Union High in Redondo Beach, depending on residence and enrollment. Verify current attendance boundaries directly with the district before relying on them for a purchase decision.
LAX is roughly 7 miles away — about a 12–20 minute drive depending on traffic, which is unusually close for a beach town and a genuine convenience for frequent travelers. Downtown LA is about 20 miles; figure ~25–30 minutes off-peak and considerably more at rush hour. The LADOT Commuter Express Line 438 runs to Downtown, and Beach Cities Transit Line 109 connects Pier Avenue to the Metro C (Green) Line at Aviation/LAX. Nearby El Segundo, Torrance, and Hawthorne hold major South Bay employment.
Housing Stock
For a small city, Hermosa has real variety in built form, even if the price floor is high. Broadly, expect:
From original mid-century cottages to new-construction coastal-contemporary builds. Newer Sand Section and Valley homes often run three to five bedrooms over multiple levels with rooftop decks.
A significant share of the market, concentrated toward the Valley and East sections and the south end. Typically the more attainable entry point, sometimes with low HOA dues in small buildings.
The top of the market: oceanfront Strand homes and sloped view lots in the Hills. Thin supply, and prices that sit well above the citywide median.
Buying
Inventory is low and choice is limited, so preparation matters more than speed-for-its-own-sake. Get fully underwritten with a lender who knows California high-cost-area loans before you tour — it sharpens your budget and makes your offer credible. Because so few homes trade, a lot of activity happens through agent networks and off-market "whisper" listings before anything hits the portals — which is where Darren's South Bay relationships do real work. And budget beyond the price: California property tax runs about 1.25% of purchase price annually, and coastal homeowners insurance typically costs more than inland.
Portal listings are a fraction of what's moving in a market this small. Get a current, section-by-section look at active and whisper listings that fit your criteria.

Book a buyer consultationSelling
In a low-volume market, pricing is everything — and it's exactly where automated estimates are least reliable here, because there often aren't enough recent same-section comps to anchor them. The homes that sell well are the ones priced against real, recent sales on comparable streets and presented to the buyers (and buyers' agents) who are already active in your section. With days on market running longer than the boom years, strategy beats wishful pricing.
A walkthrough and a pricing analysis built from actual recent sales in your section — Sand, Valley, or East — and a plan to reach active buyers, including discreet off-market options.

The three South Bay beach cities sit side by side and are often shortlisted together. The short version of the trade-offs:
| City | General price level | Character |
|---|---|---|
| Manhattan Beach | Highest of the three | Larger lots in the Tree/Hill sections, top-end Strand, MBUSD schools through high school in-city. |
| Hermosa Beach | Mid | Most compact and walkable core; lively downtown/pier; TK–8 district, high school out of city. |
| Redondo Beach | Most attainable of the three | Larger and more varied — harbor, more condos/townhomes, more entry-level options. |
If walkability to a downtown and the beach is the priority, Hermosa's Sand Section is hard to beat. If maximum space and in-city schools through grade 12 matter most, buyers often look to Manhattan Beach. For more options at a lower entry price, Redondo widens the field. Darren works all three markets daily and can compare specific homes across them.
FAQ
As of late 2025–mid 2026, the citywide median sale price runs roughly $2.1M–$2.4M, with single-family homes generally in the ~$2.4M–$2.8M range (estimate) and condos/townhomes around ~$1.6M (estimate). Price per square foot sits near $1,000 and higher. Because sales volume is low, these figures move month to month — treat them as ranges.
The MLS divides Hermosa into three sections: the Sand Section (Area 148, beachfront and most walkable), Hermosa Valley (Area 149, inland with the Greenbelt), and East Hermosa or the Hills (Area 150, east of PCH with larger lots and some view sites).
It depends on what you want from a location. Hermosa offers a compact, walkable beach town with a dense downtown, an oceanfront path and inland greenbelt, and an unusually short ~7-mile drive to LAX. Trade-offs include high home prices, low inventory, summer crowds and traffic near the beach, and no in-city high school. The right fit comes down to budget, how close to the sand you want to be, and how much space you need.
The Hermosa Beach City School District (HBCSD) serves grades TK–8 through Hermosa View, Hermosa Vista, and Hermosa Valley schools. The city has no high school; students attend Mira Costa High in Manhattan Beach or Redondo Union High in Redondo Beach. Confirm current boundaries with the district.
LAX is about 7 miles away — roughly a 12–20 minute drive depending on traffic. Downtown Los Angeles is about 20 miles, around 25–30 minutes off-peak and longer at rush hour. Transit options include LADOT Commuter Express Line 438 to Downtown and Beach Cities Transit Line 109 to the Metro C (Green) Line at LAX.
Conditions are mixed and depend heavily on the specific home and section. Inventory is low and days on market have lengthened from the 2021–22 peak. For buyers, that means limited choice but more negotiating room than during the frenzy; for sellers, accurate comp-based pricing matters more than ever. A local agent can read your section's recent sales rather than a citywide average.
Because the market is small. Automated valuations rely on recent comparable sales, and in a town where only a handful of homes close each month — often very different from each other — there frequently aren't enough close comps to produce a reliable number. The fix is a manual analysis of recent same-section sales.
Mostly single-family homes (from mid-century cottages to new coastal-contemporary builds), plus a meaningful share of townhomes and condos concentrated in the Valley, East section, and south end. At the top are oceanfront Strand homes and sloped view lots in the Hills.

"When you buy here, you're buying a lifestyle."
In a market this small, citywide stats only get you so far. The difference between a good outcome and a guess is current, section-level knowledge: what just sold on the comparable street, who's active in your price band, and what's moving off-market. That's the work.
