The numbers are staggering across the South Bay. One consistent theme I’m seeing is that properties that are priced right from the get go, are selling quicker and for more money. Our inventory has increased in the past month (70 properties for sale in Hermosa, 44 of them are in the Sand Section). The homes that linger often sit or follow the market through price reductions….and often never sell. Buyers are willing to pay for quality and A+ properties. We will be watching 36-15thStreet (see below) to see where it ends up. It last sold for $3,150,000 in 2008 (tough market) and is back with an 84% increase at $5,795,000. Will it sell…likely. It’s a unique property with big ocean views and set back off the Strand. We will be watching this one.

224 Culper is an attached townhome built in 2002.This home has a rooftop deck with ocean views. This unit last sold in 2005 for $1,318,500.

36 15th Listed for $5,795,000 4 bed/3.5 bath

36 15th is a detached townhome next to Noble Park. This property has direct open ocean views from inside, yet is set back off the Strand. It’s still a big # for a 2300 sq. foot home $2520 per sq. foot).

1326 Owosso Listed for $1,399,000 4 bed/3 bath

1326 Owosso is a corner lot single family home with some ocean view from the second floor, a nice size backyard and a roof deck. 1401 Corona, across the street, is for sale for $1,359,000 (2 bed/1 bath-1416 sq ft home).

708 Loma Listed for $1,549,000 3 bed/2 bath

708 Loma is a duplex located in the sand section west of Ardmore. This duplex has a 2/1 and 1/1 unit.

In a little over a month this brand new home has a buyer. 700 Loma and 702 Loma are brand new detached townhomes.

214 10th Listed for $2,250,000 3 bed/3.5 bath

That was quick!. 214 10th is attached townhome built in 2003 and has ocean views.  This home sold in 2012 for $1,325,000. The last unit to sell in this 4-unit complex was 216 10thin 2013 for $1,420,000.

962 1st St #A Listed for $999,000 2 bed/2 bath 

After 2 months and a $26K price discount, this home is in escrow. 962 1st is part of a 5-unit complex east of PCH and offers some ocean views. Unit E sold in 2015 for $870K.

501 Herondo # 17 Sold for $970,000 2 bed/2.5 bath  

After 32 days and for $20K below the asking price, this chapter has closed. 501 Herondo has had a few sales this year….not surprising considering there are 75 units in this complex.  Unit #14 sold in January for $953K.

1430 Bonnie Brae Sold for $1,709,000 2 bed/3 bath 

After 5 days and for $110K over the asking price,  this completely remodeled duplex has sold. 1430 Bonnie Brae was on the market last year and sold for $1,180,000 prior to being completely remodeled.

433 2nd Sold for $1,100,000 3 bed/2.5 bath  

After 3 weeks and almost $200k below asking price this home has sold. 433 2nd is part of a 64-unit complex, west of Valley, in south Hermosa. This attached townhome has views of the greenbelt. 437 2nd sold a year ago for $1,201,000.

2011 Ava Av Sold for $1,481,000 3 bed/1 bath 

In only 1 week and for $86K above the asking price, this one went quickly. 2011 Ava is a single-family home located on a cul-de-sac backed up against Ardmore.

1650 Manhattan Sold for $2,400,000 8 bed/6 bath 

This one sold in only 3 weeks after a $175K price discount. 1650 Manhattan is currently a 4-unit building. However moving forward, the new owner will be limited to a single family home due to its current R1 zoning status.
