The fall market is in full stride. This may be one of the busiest weeks we have seen all year in Hermosa, with 6 new properties for sale and 10 closed and pending properties. Only 1 other week in June of this year had more activity. We actually have 2 “Pick of the Week” properties and they are both in escrow. 616 24th place went into escrow within a week (see below) and 248 34th. We think they were both listed attractively and the buyers were fortunate. Currently, there are 58 properties for sale, 25 in escrow and 150 year-to-date closed sales. Inventory is accumulating as we head into the late fall & winter months. A handful of properties have been for sale well over a year. Read below for greater detail.

548 Pine Listed for $2,499,000 4 bed/3.5 bath

548 Pine was built in 2015. This home has ocean views and last sold in 2016 for $2.2M.

1050 Ardmore Listed for $1,495,000 4 bed/4 bath

1050 Ardmore is an attached townhome. It was built in 1989 and last sold in 1994 for $385K.

107 24th Listed for $7,500,000 5 bed/3 bath/2 pwd
Back on the market! After 3½ months with no buyers, this home is back on the market for the same price of $7.5M. 107 24th is a brand new single family home. It is located steps from the sand and features panoramic open ocean, Catalina and white water views. The lot was purchased in 2015 for $2,760,000 prior to beginning construction.

1641 Manhattan Listed for $3,495,000 5 bed/3.5 bath

1641 Manhattan is a duplex in the sand section of Hermosa with ocean and white water views. This home last sold in 2016 for $2,650,000. Priced at over $1400 per sq. foot, it’s a healthy increase in price over the last sale.

856 W 1st Listed for $915,000 2 bed/2 bath

856 W 1st is an attached townhome on the border of Hermosa and Redondo Beach. This townhome is part of a 14-unit complex. It last sold for $427,500 in 2003. Unfortunately, the pictures don’t show it in a very good light.

902 17th Listed for $2,199,000 3 bed/3.5 bath

902 17th is a 4 on a lot detached townhome that was built 2 years ago, however didn’t sell and was listed for $2,590,000, it was put back on the market with a few price reductions but not luck finding a buyer. 910 17th (part of the same complex) was for sale last year for $2,490,000 and did not find a buyer. Sadly, these photos are also bland and don’t show very much pop.

616 24th Pl. Listed for $2,295,000 4 bed/3 bath

6 days and this home has a buyer. 616 24th place is a single family home 2 properties in from the greenbelt and Valley park on the east side of Ardmore. This home was recently updated. We’re not surprised to see this one sell right away. I’m guessing it is in escrow at or above the list price.

248 34th Listed for $2,795,000 4 bed/2 bath/1 pwd

After 25 days, this home is in escrow. 248 24th is a single family home in the sand section of Hermosa with Panoramic ocean and city views from the rooftop deck. We sold this property in 2015 off-market for $2.6M to the current owners. It’s a great street and this property has a lot of potential. If it sells anywhere near the list price, the buyers are getting a good deal.

3330 The Strand Listed for $10,800,000 5 bed/5 bath/2 pwd

It took a moment for this one! 3330 The Strand is a completely remodeled home. It shows beautifully. This home sold in 2016 for $8M. It was on the market last June for $12,500,000 after its remodel, however did not sell.

937 1st #A Listed for $1,299,000 3 bed/3 bath

It took a $50K price discount to get this one into escrow, so lets see what price it closes for. 937 1st #A is part of a 4-on-a-lot attached townhome complex close to the Hermosa/Redondo border. This unit last sold in 2004 for $749,000.

1818 Pacific Coast Highway Listed for $1,659,000 3 bed/3.5 bath

1818 PCH is part of a 7-unit townhome complex finished this year. 1830 PCH has sold for $1,630,000 and 1834 PCH sold for $1,659,000. It took 210 days to get this one in escrow.

1707 Pacific Coast Hwy #409 Sold for $523,000 1 bed/1 bath

After 79 days and for $16K below the asking price, this condo is gone. 1707 PCH is 73 unit complex on the west side of PCH. Unit 509 is currently in escrow listed at $579,000. This home last sold in 2015 for $429,000.

1120 Palm Dr Sold for $3,350,000 4 bed/4.5 bath

It took 1 month half and $145k below the asking from for this home to sell. 1120 Palm is a brand new detached townhome on Palm and Pier Avenue. 1121 Manhattan Ave the other side of these 2 detached townhomes sold for $3,740,000.

1220 17th Sold for $2,335,000 4 bed/3.5 bath

After hitting the market a second time, this home sold in 48 days for $115K below the asking price. 1220 17th was listed for $2,599,000 in April of this year, and did not sell. 1220 17th sits on a cu-dul-de sac street with views of the ocean. This home last sold in 2000 for $519,000 prior to the construction of the current 2006 build.

1218 2nd St Sold for $1,153,000 3 bed/2 bath

This one was priced to move. It sold in 7 days, all cash and for $54K over the list price. 1218 2nd is a single family home in the Hermosa Hills section. The current owners bought it less than a year ago for $940 and hadn’t made many changes to the property.

708 2nd St. Sold for $2,059,000 4 bed/3.5 bath

In 3 weeks and $40K below initial asking price, this 2015 townhome has sold.
