1059 14th is an original 1950’s home located in the east Hermosa area. This home last sold in 1999 for $189K. It is located 1 property west of Prospect, which will likely affect the value. However, inventory for this type of buildable property is very low.

1720 Prospect Listed for $2,500,000 4 bed/6.5 bath

1720 is a brand new Coastal Plantation home with panoramic ocean views.
This lot was purchased in June 2014 for $1,465,000. This home first hit the market in November 2016 for $2,795,000 but did not sell. This is a different year and the price is now more attractive.

2411 Prospect # 226 Listed for $617,999 2 bed/2 bath

2411 Prospect is a 63 unit complex. This is an end unit with views of the courtyard.
Unit 310 just went into escrow while listed at $599,800. Unit #226 last sold in 2013 for $425K
This is a popular complex because it is usually the lowest priced property in Hermosa Beach.

1079 Loma Listed for $1,179,000 2 bed/3 bath

In only 9 days this one found a buyer. 1079 Loma is a 2 on a lot attached townhome a few blocks from the beach, Clark Field and the greenbelt. This home last sold in 2009 for $750,500.

2411 Prospect #310 Listed for $599,800 2 bed/2 bath

After 3 weeks unit #310 is in escrow. 2411 Prospect pops up from time to time on our update. This is only the second time so far this year. Unit #127 has been on the market for almost 3 weeks at $599K and hasn’t sold yet. Last year, unit #308 sold for $520K, that was the highest sale in the complex last year. The highest sale ever was a 3 bedroom unit for $550K in 2005.

1630 Monterey Listed for $4,100,000 4 bed/4.5 bath

In only 15 days, this one has a buyer. 1630 Monterey was on the market last year for 74 days listed at the same price, however it did not sell. Prior to last year, it was on the market in 2015 for $4,495,000 and didn’t have any takers. This home last sold in 2005 for $2.9M.

634 9th Listed for $1,699,000 3 bed/3.5 bath

After $130K price reduction and 4 months on the market, this home has a buyer. 634 9th is a 2003 built, 3 on a lot attached townhome that has some ocean views in the distance. It last sold in 2005 for $1,299,000.

207 16th Sold for $1,900,000 2 bed/2 bath

207 16th is a single family home located in the sand section. This property last sold in 2015 for $1,750,000. It is located on an oversized half lot on the corner of 16th and Manhattan Ave. We sold 1601 Manhattan (full lot) right across the street recently for $2.4M.

2131 Monterey Sold for $3,800,000 3 bed/3 bath

It took about 2 months and a 949K chop from the initial asking price, however it has sold. 2131 Monterey is a 1930’s home located on the top part of Monterey as it turns to the west, with nice views of the ocean. This is a good location on an oversized sand section lot.

1260 Bonnie Brae Sold for $2,400,000 4 bed/4 bath/2 (pwds)

In just over a month this home has sold. 1260 Bonnie Brae was on the market last year for $2,599,000 prior to the completion of construction. Now this chapter has closed.

638 The Strand Sold for $3,725,000 3 bed/2 bath

It took 30 days and a 765K price improvement, however this one is done. 638 The strand is a 4 unit condo complex located as the address suggests, on the strand. This home (1 of 4 units) has front row panoramic sand and ocean views. It sold in 2011 for $1,560,000.
