This is a 75-unit complex located on the north/east corner of Herondo and Valley. Unit #49 just sold on 1/11 for $995K. This unit (#72) last sold the year it was built, 1987 for $174K.

3500 The Strand Listed for $16,500,000 6 bed/5 bath

This strand home was the house featured on the original 90210 show. It is considered a triplex with 3 units (two 2 bed 2 bath and a 2 bed 1 bath unit). This property last sold for $2,100,000 in 2000. That’s almost $1M per year in appreciation if they sell it anywhere near the current list price.

1600 Ardmore #202 Listed for $499,000 1 bed/1 bath

This 100-unit complex is a popular location here in Hermosa Beach. The property last sold in 2013 for $315K. Below are the sales for last year in the complex.

1614 The Strand Listed for $7,600,000 4 bed/4 bath

This is a duplex located on the Hermosa Beach strand. It last sold in 2007 for $3M.
It was just relisted after being on the market until recently for 117 days. It originally came out last year with a different agent, priced at $8,995,000.

837 5th St #A-3 Listed for $850,000 2 bed/2.5 bath

It only took a week to find a buyer! This is part of an 8-unit complex built in 1980. It last sold in 2012 for $616K.

118 Meyer St Listed for $2,175,000 4 bed/4 bath

After 2 months and a small $25K price reduction, it is in escrow. This detached townhome was built 2 years ago and sold then for $1,775,000. It is located east of PCH, close to the Hermosa/Redondo Border.

1807 Valley Park Listed for $7,995,000 6 bed/5.5 bath

This home is 6,528 sq ft and it sits on a 23,879 sq. foot lot. It has a pool, water slide, zip line and a guesthouse. The property is located west of Valley, a few blocks from the beach. It last sold in 2006 for $5,350,000.Even though this seems like a big # (if it sold close to list price), however it’s not uncommon to see these types of numbers a ¼ mile to the north in the Manhattan Hill section…often with lots that are ½ the size of this one.

834 1st Listed for $769,000 2 bed/2.5 bath

This is a 14-unit townhouse complex located on the Hermosa/Redondo border, slightly east of PCH. It last sold in 2005 for $700K. 844 1st, a similar unit, sold for $810K in October.

560 21 St Sold for $2,850,000 3 bed/4 bath

This is a single-family home with an 8498 sq. ft. lot that can be split (or is already split) into 2 separate lots. It originally hit the market in June of last year for $3,799,000…but did not sell. It took a price chop of $949K to get this one closed. This home last sold in 1976 for $80K.

460 Gentry Sold for $1,515,000 3 bed/2.5 bath

After only 3 weeks and $60K price cut, this property sold. It last sold to the current owners in 2006 for $925K. Gentry has been a busy street in 2015 and 2016….see the other 4 sales below:

618 1st Sold for $1,290,000 3 bed/3 bath

This home first hit the market in August 2016 for $1,399,000, and after 3 months, it was cancelled and put back on the market again 3 days later. Hence, it has really been on the market for 101 days, and finally sold for $109K below the list price. This is a detached townhome is located one block north of Herondo, which is the Hermosa/South Redondo border. It last sold in 1999 for $450K. The other townhome on this lot, 616 1st last sold when it was built in 1998 for $487K.
