That was quick, in only 2 weeks this property has a buyer. 940 5th is a detached townhome with ocean views. This home last sold in 2004 for $1,1500,000. It seems to be priced well.

In under a month and for $138K off the original listing price, this condo is in escrow. 125 4th is a two on a lot attached townhouse with ocean views and steps to the sand. This home last sold in 2014 for $1,599,000. It is a pretty big # for that property, however I won’t be surprised to see it sell based on the strength of the spring market.

3218 Morningside Listed for $3,949,000 5 bed/4.5 bath

It took 5 months and a $50K price chop, however this new home has a buyer. 3218 Morningside is a brand new home that has ocean views and is located on the corner of Longfellow and Morningside. It is a beautiful build. The lot was purchased in 2015 for $1,675,000.

223 Valley Dr. Sold for $1,010,000 2 bed/2.5 bath

That was quick! In 1 week, it went into escrow and sold for $11K over the asking price. 223 Valley is part of a 64-unit community complex. This end unit townhome has a view of the greenbelt and is located very close to South Park. 245 Valley, a neighboring unit, sold in 2016 for $950,000.

840 Loma Dr #4 Sold for $1,550,000 3 bed/2.5 bath

In 4 days this attached townhome sold for $55K over asking price. 840 Loma is a 4-unit complex that is steps to the sand. This home/condo is located on the southeast corner with ocean and Catalina views. It recently sold in March of 2016 for $1,155,000 after 143 days on market. Unit #2 sold in August of 2016 for $1,260,000.

1600 Ardmore #228 Sold for $755,000 2 bed/2 bath

6 days and this condo sold for $36K over asking price. 1600 Ardmore is a 100-unit complex on Ardmore Ave just east of the greenbelt. This complex had 6 sales last year ranging from $525,000-$695,000. Unit #107, a 2 bed/ 2 bath just sold for $753K. Unit #228 last sold in 2013 for $440,000.

725 21st Sold for $2,535,000 3 bed/2.5 bath

In only 9 days, this property sold for $65K under asking price. 725 21st is a detached townhome built in 2012. This home boasts open ocean and Catalina views. It was purchased in 2012 for $1,605,000. 719 21st, a sister townhome, sold for $2,425,000 in 2016 and 721 21st also sold for $2,315,000 in 2016.

2821 Amby Listed for $8,175,000 5 bed/5 bath/3 pwds

This home hit the market last year, however didn’t sell. It was put back on the market this year and sold after 14 days for $575K below the list price. This castle has its new king and queen. 2821 Amby is perched in the pocket north of Gould and boasts Catalina, ocean and city views. This home last sold in 2009 for $5,175,000. It’s a large compound that sits on a 10K lot.
