This property sold a few years back in 2011 for $1,059,000. There are 4 units side-by-side in this complex. This is one of the middle units. 313 2nd , an end unit, was recently on the market for 162 days listed at $1,600,000 and didn’t sell.

126 Manhattan Ave Listed for $1,899,000 3 bed/4 bath

This is a detached townhome located two blocks from the beach with ocean views. It last sold in 2013 for $1,335,000.
Here are some recent sales comparable to 126 Manhattan and 305 2nd Street.

77 15th St #9 Listed for $899,000 1 bed/1 bath

This property first hit the market in August 2016 for $997K and did not sell. It then came back on the market in November for $899K, yet again didn’t sell.
The property last sold in 1996 for $211,500. There are 15 units in this complex. The last 2 sales in this complex were unit #3 ($889K) and unit #12 ($959K), both sold in 2015 and both were 2 bed 2 bath.

322 Manhattan Ave Listed for $5,000,000 4 bed /4.5 bath

This is a brand new single family home with big ocean views. This lot was purchased in 2015 for $1.3M. This is a huge # for south Hermosa. I will be watching this one.

342 Gentry St. Listed for $1,389,000 3 bed/2.5 bath

Gentry is a popular block lately. 342 is a single-family home built in 1964. Below are the sales from 2015-2017:

308 Ardmore Listed for $1,677,000 4 bed/3 bath/2 1/2 bath


This home is located on the corner of 3rd and Ardmore, east of the greenbelt.

920 Loma Drive Listed $1,550,000 3 bed/2 bath

This single family home has been on the market 3 times since September 2016 and finally sold. It originally came out at $1.9M. Now it is listed with a new company and went into escrow.

1129 2nd Listed for $1,499,999 3 bed/3.5 bath

After 3 weeks and a $100K price reduction, this home has a buyer. The property first hit the market in September 2016 for $1,599,0000 and was taken off during the holiday season. It is a single family (tall skinny) home located east of PCH and close to Prospect. It last sold in 1985 for $135K.

345 29th Listed for $3,199,000 4 bed/4.5 bath

It took over 5 months, however it is finally in escrow. This single family home was built in 1999 and is located just up the hill from the beach. The property last sold in 2004 for $1,575,000.

1707 PCH #327 Sold for $485,000 1 bed/1 bath

It only took a month and $10K trim off the list price to get this one sold. 1707 PCH is a 72 unit complex located on the west side of PCH. This unit last sold in 2007 for $452K. Unit #120 just sold 2 weeks ago for $489K.

613 Longfellow Sold for $2,490,000 4 bed/3.5 bath

For only $5K off the listing price, this home has closed sale. It is a brand new townhome (1 of 6) that was built on Longfellow, slightly east of Ardmore. They have been under construction for quit some time. I look forward to seeing these.
