The market is back in motion….although it’s far less active than its fiery peak in the spring and early summer of this year (2016) and last year (2015). Builders are still buying dirt for new construction builds, multiple offers are still taking place and interest rates are still extremely low. It should be an interesting 6 weeks coming up with the election and the traditional winter real estate slow down. There have been several new dirt/build purchases in south Hermosa and on Manhattan Avenue north of the pier recently, so expect to see more new townhomes coming this time next year or early 2018.

The home was built in 1913 and comes with approved architectural plans. This half lot property is located on 7th and Beach Drive, 1 house in from the strand…a prime location! Surprisingly, this lot sold just 4 years ago for $760,000. That’s almost a million dollar increase. Also, another half lot sold last year on 7th court for close to the $1M price range. I think this will sell to an owner/user that wants to build a new home.

70 10th is a great corner lot right on the edge of downtown and steps from the beach. This home last sold at the end of 2015 for $2,960,000. Now it’s back up for almost $900K more.

After a month and a $24K price cut, it’s gone. This single family home has the vintage Hermosa Beach character and is located a few lots west of Prospect. It also has a saltwater pool.

After 3 ½ months, this little cottage located east of PCH, right on the Redondo border (Harper), has sold. It has been in and out of escrow. The home was built in 1931 and is likely a dirt/build acquisition. This property last sold in 2013 for $570K.

This one sold off-market and was listed as “in escrow” when it hit the Multiple Listing Service earlier in the year. That escrow fell apart; the price was reduced, and then went back into escrow. It finally sold for $330K below the original asking price.

This single family home is located east of PCH. After 2 ½ months this one sold for $180k below the asking price.

That was quick…after a few weeks they secured a buyer and it sold for $1k above the asking price. This attached townhome is located just a few steps from Pier Avenue and 1 ½ blocks to the beach. It was on the market last year for $1,675,000 and after 82 days, it was taken off the market.
