2412 Park is a single family home a few blocks to the sand with amazing panoramic views. This sits in a nice northern Hermosa neighborhood. It appears to be well priced. I expect to writing about this one soon when it goes into escrow. Se some other comparable sales below:

1715 Bayview Listed for $2,149,000 3 bed/3.5 bath

1715 Bayview is 2 on a lot detached townhomes with panoramic ocean views from the roof top deck. This home was purchased in 2010 for $1,425,000.

419 24th Listed at $2,199,000 3 bed/3 bath

419 24th is the classic Hermosa beach cottage home, built in 1911.
See below – Next store 429 24th was built in 2007. The have concept drawings showing the idea of connecting the properties (See below). As of now, they are 2 separate single family homes.

429 24th Listed at $4,399,000 6 bed/3 bath

429 24th (which is next door to 419 24th) was built in 2007 has ocean views. This home as last purchased in 2015 for $3,899,000.

960 1st #B Listed for $925,000 2 bed/2.5 bath

960 1st is part of a 4-unit townhome community located one block north of 190th on the Redondo/Hermosa border. Unit #D sold last February for $858K. That one was the detached builders unit. The property looks like it has been nicely remodeled.

1530 Manhattan Listed for $4,299,000 4 bed/3.5 bath

1530 Manhattan is brand new construction with ocean, pier and water views. 2 blocks west takes you to the beach and 2 blocks south, to Pier Avenue. The lot was purchased in 2014 for $1,325,000.

805 Bard Listed for $1,175,000 2 bed/3.5 bath

805 Bard is a 3 on a lot attached townhouse located a few blocs from the beach and close to the greenbelt. This home last sold in 2001 for $566K. This block of Bard dead ends into Clark field, so the traffic is light. There are a mix of older duplexes and townhomes on this street. It is extremely well priced. I think it will sell right away.

It only took 3 weeks! This home was on the market in 2014 for $1,049,000 but didn’t sell.

839 15th Listed for $1,275,000 3 bed/2.5 bath

In just 8 days, this one is in escrow. 839 15th is a 3 on a lot townhome. It last sold in 1997 for $434K.

1737 Valley Park Listed for $2,200,000 4 bed/3 bath

1737 Valley has been in and out of escrow and on and off the market since March 2016. Now, after a significant price increase, it’s back in escrow. It last sold in 2008 for $1,350,000.

1154 6th Listed for $2,499,000 4 bed/4.5 bath

Another new construction has hit the market! 1154 6th lot was purchased in 2014 for $838K….fast-forward 3 years later; it is a brand new home.

$111K over asking price in 5 days and it’s sold. 415 24th is a single family home located in northern Hermosa. The property hasn’t been on the market since 2010 when it was listed for $1,649,000. It has a 4 bedroom, 2.5 bathroom main house and a 2 bedroom, 1 bath guesthouse.

1212 Cypress Sold for $2,025,000 3 bed/2.5 bath

It took only 2 weeks and a $74K price clip for this attached townhome in the Hermosa Sand section to find a buyer. It last sold in 2014 for $1,723,500

238 Palm Dr Sold for $1,775,000 3 bed/3 bath

That was quick….in just 10 days and this one is gone. 238 Palm is an amazing detached town home that boasts ocean and beach views and is only steps to the sand. It has an amazing rooftop deck with views to Palos Verdes, Catalina, the sand and ocean. Full disclosure….we sold it.

320 Hermosa #202 Sold for $980,000 2 bed/2 bath

After almost 3 months, this one sold for $18K below the asking price. 320 Hermosa is a 3 story complex located a block from the sand with ocean views. The last sale in this building was unit #206 in 2015 for $725K.

336 34th Sold for $2,399,000 3 bed/2.5 bath

336 34th never hit market. It was completely remodeled to the studs last year and resold this year off-market.

1600 Ardmore #216 Sold for $590,000 2 bed/1 bath

Unit #216 sold for $9K below asking price. The Commodore (1600 Ardmore) has been a popular complex in our post and within the Hermosa Beach real estate market. Unit #319 just sold in April for $620K.

1202 1st St Sold for $1,350,000 3 bed/2 bath

1202 1st sold for $21K above asking price in 10 days. This single family home is located on the Hermosa/Redondo border. It has nice views from the rooftop deck. This property last sold in 2009 for $870,500.

1056 7th St Sold for $1,649,000 4 bed/4 bath

Sold for $14K above asking price! This home was on the market in 2016 for 3 months priced at $1,799,000 yet didn’t sell. 1056 7th is detached Cape Cod townhome built in 2006 and located 3 properties west of prospect. It was last purchased in 2007 for $1,350,000.
