Typically, Super Bowl weekend serves as the beginning of the real estate market for that year. I do feel like there is some pent up buyer demand from a slower 4th quarter in 2017. Inventory is still low with about 2 months worth of inventory currently on the market. I expect more inventory to hit the market over the next few weeks. Let’s see if the # of sales increases with the supply.

330 28th Listed for $2,599,000 3 bed/2 Bath

330 28th was on the market in early November for just over a month,
however it did not sell. In 2008 this home sold for $1,449,000.

401 Gentry Listed for $2,095,000 5 bed/4 bath/2 pwds

401 Gentry is a duplex located on the corner of prospect and Gentry on a pie shaped lot with ocean views in the distance. This duplex last sold in 1998 for $770K.

598 1st Listed for $1,695,000 3 bed/4 bath

598 1st is part of a 4-unit townhome community. This property recently sold in 2016 for $1,410,000 and now it is back on the market for 20% more.

223 Valley Dr. Listed for $999,000 2 bed/2.5 bath

223 Valley is part of a 64-unit community complex. This end unit townhome has a view of the greenbelt and is located very close to South Park. 245 Valley, a neighboring unit, sold in 2016 for $950,000. I’m guessing this one sold with more than 1 offer for over the asking price.

614 Loma Dr. Listed for $1,987,000 3 bed/2 bath

614 Loma is a single family home located in the sand section. This property last sold in 1970 for $37,500.

1707 Pacific Coast Highway #416 Listed for $549,000 1 bed/1 bath

That was quick….only 4 days and this one is in escrow. 1707 PCH is a 73 unit condo complex on the west side of PCH. Unit #303 is in escrow at a list price of $479,000, however it doesn’t offer the panoramic ocean views that unit #416 does.

945 1st Listed for $1,050,000 2 bed/2.5 bath

945 1st is part of a 4 on a lot townhome complex. This unit has ocean views across the highway to the west. It last sold in 2016 for $917,500.

1600 Ardmore #107 Listed for $699,000 2 bed/2 bath

Another quick sale! 1600 Ardmore is another big complex (100 units).

123 34th Listed for $2,700,000 5 bed/3 bath

123 34th is a duplex just steps from the beach. This duplex was on the market twice in 2016 but did not sell. The last sold was in early 2016 for $2.7M.

736 Gould #5 Sold for $1,350,000 3 bed/2.5 bath

This one sold for $1K over list price. 736 Gould is a 33-unit complex tucked in the south west corner of Gould and PCH directly behind Hotel Hermosa. Unit #3 is also currently listed for $1,399,000 and has been on the market for 56 days. There have been 4 sales in this complex over the last 2 years.

3216 Hermosa Av Sold for $5,700,000 4 bed/4 bath /2 pwds

This one closed for $1,495,000 below the original list price…All Cash. 3216 Hermosa is one lot back from the strand. This property has amazing panoramic ocean views. The property next door (3224 Hermosa) just sold for $7,750,000, however the lot is almost 1700 sq ft. more. The value is largely in the dirt when you’re this close to the water.
