This home first hit the market in May 2016, then again in November, however it didn’t sell. With a $749K price reduction, it’s back on the market. Below is a list of what has happened this year with Strand properties in Hermosa Beach.

This property first hit the market in September 2016 for $1,599,0000 and was taken off the market during the holiday season. It is a single family (tall skinny) home is located east of PCH and close to Prospect. It last sold in 1985 for $135K.

1222 7th Place listed for $2,295,000 4 bed/3 bath

This single family home was purchased in 2014 for $875K (lot value, originally a 2 bed 2 bath 1100 sq ft. home.). Fast forward 2 years, this brand new 2017 4 bed 3 bath 2800 sq. ft. house has ocean and city views.

This is part of an 8-unit complex built in 1980. It last sold in 2012 for $616K.

That was quick, after just 2 days on the market, this attached townhome just west of South Park has a buyer. This home is part of a 3 attached townhome unit. It last sold in 1992 for $374K.

1707 Pacific Coast #221 Listed for $629,000 2 bed/2 bath

This one shows 0 days on market, so we can assume they found a buyer off-market before listing it on the MLS. This complex usually has between 2-5 sales a year. This unit last sold in 2009 for $480K.

1116 7th St Listed for $1,259,000 3 bed/2 bath

This single family home first hit the market in May of 2016 for $1,279,000. It has been in and out of escrow…and now it is back. Let’s see if it sticks. The property last sold in 1986 for $224,810. Below are a few other similar sales in the neighborhood:

535 Hollowell Sold for $2,250,000 5 bed/4 bath

This listing originally came out in August for $2,499,000 and after 81 days on the market, it sold for $249K below the original asking price. The dirt was purchased for $800,000 in 2014.

1460 Bayview Sold for $1,675,000 3 bed/3 bath

This is a brand new detached townhome located in the sand section of Hermosa. The front unit of these 2 townhomes has not finished construction.
