That was quick, in only 6 days this on is in escrow. 2411 Prospect is a 63 unit complex. This is an end unit with views of the courtyard. Unit 310 just went into escrow while listed at $599,800. Unit #226 last sold in 2013 for $425K. This is a popular complex because it is usually the lowest priced property in Hermosa Beach.

2824 Hermosa is a brand new construction with stunning coastal and ocean views. This lot was purchased in 2015 for $3.4M (see below).

1600 Ardmore #105 Sold for $665,000 2 bed/2 bath

After only a few days and for $10K below the initial asking price, this one has sold. 1600 Ardmore pops up on our radar once every other month. This year, we have had 4 sales in this complex and last year there were a total of 8.

805 20th St Sold for $1,387,500 3 bed/3.5 bath

It took over a year, however it closed for slightly under the list price. This one first hit the market in early July for $1,599,000. After almost 3 months on the market and a $100K price reduction, it did not sell. This one is back on the market at the reduced rate of $1,499,000.
