The market inventory is still fairly low for this time of year (at 47 total city-wide), however it is creeping up quickly.

This attached town home is part of a 4-unit community. This property last sold in 2013 for $1,053,000. It was on the market for 162 toward the end of last year for $1,600,000 ($95,000 less), however did not sell.

229 24th Listed for $2,695,000 4 bed/3.5 bath

This single family home was built in 1996 and last sold in 2002 for $1,025,000. It is located in a nice pocket here in the Hermosa Sand section on 24th, just west of Myrtle.

612 11th Listed for $1,550,000 3 bed/3.5 bath 

This is detached town home is one property east of the greenbelt. It is close to Clark field and Cypress Park and has a rooftop deck.

This detached, two on a lot Mediterranean town home was built in 2001. It was last on the market in 2010 for $1,099,000…but didn’t sell. 432 Ocean View (part of the same complex) sold last year for $1,449,000.

1614 Bayview is a single-family home, located 2 blocks north of Pier Avenue. It has peek a boo views and was purchased in August of 2015 for $1,365,000.

34th is a northern Hermosa street (almost part of the Manhattan Sand section). This single-family beach home is 1.5 blocks from the water. We sold 248 34th in 2015 for $2.6M (similar lot). This one will likely be purchased for the land.

1212 Cypress Listed for $2,099,000 3 bed/2.5 bath

It took only 2 weeks for this attached townhome in the Hermosa Sand section to find a buyer. This home last sold in 2014 for $1,723,500

1720 Ardmore #227 Listed for $670,000 2 bed/ 2 bath

This 71-unit complex is located on the east side of the greenbelt. It looks like they found a buyer off-market since it went straight in to escrow.

714 11th Listed for $1,550,000 4 bed/2.5 bath

This home first hit the market in February for a month and didn’t sell. However, they must have found someone while off-market because it has gone straight into pending. This attached townhome is located a few properties from PCH, next to the Wave church and across from the McDonald’s. In 2013, the home sold for $1,195,000. This is a 6-unit complex. 702 11th sold in 2015 for $1,491,000.

That was quick! It only took 9 days to go into escrow. This property is located in the Hermosa Hills, one block east of prospect. It last sold in 2005 for $766K. Below is the activity on Gentry in 2016 and 2017.

This home has been on and off the market since 2014. It is a single-family home built in 2004 that is steps to the beach, has ocean views and a rooftop deck. Now, it is listed as a short sale with a new agent and a new price…they are in escrow. It was purchased in 2005 for $3.3M.

1600 Ardmore #216 Listed for $599,000 2 bed/1 bath

The Commodore (1600 Ardmore) has been a popular complex in our post and within the Hermosa Beach real estate market. After a $16K price reduction and around 30 days on the market, this condo has a buyer.

1906 Ava Av Listed for $1,395,000 2 bed/2 bath

After 20 days and an $80K price reduction, this home has a buyer. This charming cottage is located a block east of the greenbelt at the end of Ava. It last sold in 2012 for $1,015,000.

434 Longfellow Listed for $2,599,000 3 bed/3.5 bath

In just over a week, this one has a buyer. This single family home was recently updated. It is located in the north Hermosa Shakespeare district and has ocean views. The home last sold in 2006 for $1.8M.

655 24th Pl Listed for $5,495,000 5 bed/5.5 bath

This is a brand new single family home with nice views off in the distance. It’s located in Hermosa Valley section, between Ardmore and PCH. The lot was purchased in 2014 for $1,549,000.

112 Monterey Sold for $949,000 2 bed/2 bath

Sold for list price in 1 month! This one is part of a 7-unit townhome complex located on Monterey and Herondo. If you’ve ever driven by this complex you would remember. They look like the painted ladies in San Francisco and are known for their bright blue and yellow colors. This property last sold in 2012 for $819K.

548 21st Sold for $2,950,000 5 bed/4 bath

It only took about a month and half to sell for $45K below the asking price. This craftsman style single family home is located on the west side of Valley drive. It was built in 2007 and last sold in 2008 for $2.2M.

401 31St Sold for $2,951,325 4 bed/3.5 bath

It took 170 days and a $297,675 price chop to sell this one. It just sold for $3.2M in July then immediately went back on the market with the buyer’s agent. It’s a brand new 2016 single family home (never lived in) on the northern edge of Hermosa. The top floor is filled with glass windows and has a really nice indoor/outdoor living feel. The bottom feels slightly more confined. This home sold in 2009 for $800K for the land prior to the build.

802 The Strand Sold for $8,900,000 5 bed/5.5 bath

Another strand property switches ownership. This is a corner Strand home with over 3500 sq. ft. and a nice southwest view. It last sold 10 years ago for $8.5M.

1222 7th Place Sold for $2,177,500 4 bed/3 bath

This single family home was purchased in 2014 for $875K (lot value, originally a 2 bed 2 bath 1100 sq ft. home.). Fast forward 2 years, this brand new 2017, 4 bed, 3 bath 2800 sq. ft. house has ocean and city views.

100 8th St Sold for $1,750,000 2 bed/3 bath
It took a little over 2 months and $100K below the asking price for this property to sell as a short sale. 100 8th is an attached townhouse located on the corner of 8th and Hermosa Ave. The property last sold in 2005 for $1,399,000. We sold the back unit of this 3-unit complex back in 2011 for $967,500.

77 15th St #9 Sold for $865,000 1 bed/1 bath

This property first hit the market in August 2016 for $997K and did not sell. It then came back on the market in November for $899K, yet again didn’t sell.
The property last sold in 1996 for $211,500. There are 15 units in this complex. The last 2 sales in this complex were unit #3 ($889K) and unit #12 ($959K), both sold in 2015 and both were 2 bed 2 bath.
