836 Bard is a 4 on a lot detached townhome. This property was built in 2007 and has ocean views. This home last sold in 2007 for $1,499,000.

1121 Manhattan Ave Listed for $3,795,000 4 bed/3.5 bath

1121 Manhattan is a brand new detached townhome with ocean and Catalina views. This lot was purchased in 2015 for $2,675,000. They are located ½ block from Pier Avenue, however close to commercial. The list price is raising the bar for south of Pier Avenue. I hope they do well.

1955 Monterey Listed for $5,949,000 4 bed/4.5 bath

1955 Monterey was built in 2016. It was first listed at $5,199,000 for a year and half with no buyers after lowering it to $4,999,000…..still no takers and then canceled in January of this year. Now in the heart of spring on the cusp of the summer season, this home is back on the market. The lot was purchased in 2014 for $1,955,000.

1932 The Strand is a brand new construction on the strand with massive ocean, water and coastline views. This is a prime location on the Hermosa Strand. 723 30th has ocean views and is located in the valley section, a few properties away from PCH. This home was on the market last year for $1,725,000, and didn’t after 3 months on the market. It was purchased for $1,030,000 in 2006.

433 2nd is part of a 64-unit complex, west of Valley, in south Hermosa. This attached townhome has views of the greenbelt. 437 2nd sold a year ago for $1,201,000.

408 Longfellow is a cute 2 bed, 2.5 bath cottage. It is right on the corner of Morningside and Longfellow. It seems well priced and should move quickly. This side of Longfellow has a 25-foot height limit, versus the north side that allows for a 30-foot build (more valuable).

962 1st St #A Listed for $1,025,000 2 bed/2 bath

962 1st is part of a 5-unit complex east of PCH and offers sme ocean views. Unit E sold in 2015 for $870K.

3205 Highland Listed for $2,995,000 4 bed/3 bath

3205 Highland sold in 2016 for $2,550,000. It is now back on the market for $445K more, however the plans have been approved by coastal and the city of Hermosa that allow for a 4,800 sq. ft. Home new build. It is on the corner of Longfellow.

501 Herondo # 17 Listed for $990,000 2 bed/2.5 bath

501 Herondo has had a few sales this year….not surprising considering there are 75 units in this complex. Unit #14 sold in January for $953K.

1022 7th Listed for $2,389,000 5 bed/4 bath/2 pwd

In 1 week this home has a buyer. 1022 7th is a brand new 3 on a lot detached townhome with ocean views. The land was purchased in 2009 for $780K prior to the new build.

807 19th Listed for $1,729,000 3 bed/3.5 bath

That was quick, in only 3 days this home is in escrow. 807 19th is a brand new construction. This home has huge ocean views. 811 19th was the first one that went up for sale and is currently in escrow for at a list price of $1,699,000.

3005 Manhattan Listed for $2,499,000 3 bed/3 bath

3005 Manhattan has been completely remodeled and is located in the sand section with some ocean views. This property sold in 2011 for $1,318,000.

337 26th St Listed for $1,995,000 3 bed/2 bath

After 1 ½ months and a $105K price reduction, this home is back in escrow. 337 26th is a duplex with 2/1 unit and a downstairs 1/1 unit . The house is in the North Hermosa Sand Section. 349 26th, a similar size lot and location, just sold for $1,850,000 OFF-MARKET. That comp is likely the new benchmark value for a developer wishing to build on this lot.

64 15th Ct. Listed for $2,295,000 3 bed/2 bath

64 15th sold in July 2017 for $2M. However after only 2 months, it went back on the market for $2,495,000.

1050 9th Sold for $1,465,250 3 bed/3 bath

After 3 months and a $335K discount from the original list price, this sale is final. 1050 9th is a single-family home located a few homes west of Prospect with a nice backyard and ocean views off in the distance. This home last sold in 1995 for $265K.

438 Hermosa Ave Sold for $2,700,000 4 bed/3.5 bath

This property sold for almost $500K below the original listing price. 438 Hermosa was built in 2015 and sold in 2016 for $2,975,000. The home has ocean views and a sand peak down the 5th walk street. Apparently the sellers purchased it as a vacation home and only used it a total of 28 days.

221 28th St. Sold for $2,425,000 2 bed/2.5 bath

After a long escrow, this home sold for $100K below the asking price. 221 28th St is a single-family home (classic beach bungalow) located 2 blocks from the sand. It sold off-market in 2015 for $2,450,000.

1707 PCH #408 Sold for $540,010 1 bed/1 bath

1707 PCH is a 73-unit complex located on the west side of PCH. Unit #303 just sold for $495K. This unit sold in 2016 for $430,000.
