6 days and it’s in escrow. 2412 Park is a single family home a few blocks to the sand with amazing panoramic views. It sits in a nice northern Hermosa neighborhood.

In over2 ½ months and after a big price reduction, this one is finally in escrow. 1844 Hillcrest is located close to the Hermosa View elementary.

805 Bard Listed for $1,175,000 2 bed/3.5 bath

That was quick…4 days and Bard has a buyer. It is a 3 on a lot attached townhouse located a few blocs from the beach and close to the greenbelt. This home last sold in 2001 for $566K. This block of Bard dead ends into Clark field, so the traffic is light. There are a mix of older duplexes and townhomes on this street. It is extremely well priced. I think it will sell right away.

221 28th St Listed for $2,699,000 2 bed/2 bath/1 pwd

It took just over a month for this one to go into escrow. 221 28th St is a single-family home (classic beach bungalow) located 2 blocks from the sand. It sold off-market in 2015 for $2,450,000.

960 1st #B Listed for $925,000 2 bed/2.5 bath

In 11 days this home has a buyer. 960 1st is part of a 4-unit townhome community located one block north of 190th on the Redondo/Hermosa border. Unit #D sold last February for $858K. That one was the detached builders unit. The property looks like it has been nicely remodeled.

308 Ardmore Sold for $1,400,000 4 bed/2 bath/2 pwd

308 Ardmore sold for almost $100K below the asking price. This home is located on the corner of 3rd and Ardmore, east of the greenbelt. 308 Ardmore was on the market until the end of January of this year for $1,677,000 however didn’t sell.

2440 Silverstrand Sold for $2,325,000 2 bed/2 bath

$675K over asking price, WOW! This property was dramatically underpriced, even for the dirt alone. 2440 Silverstrand is a duplex with potential for nice ocean views if built up. Rent for both units are around $3000 a month. I’m not surprised at the price this one ended selling for. It’s a good location and a great opportunity.

445 Monterey Sold for $1,894,000 4 bed/4.5 bath

Sold just under list. 445 Monterey is a detached 2-on-a-lot townhome built in 1998. The unit last sold in 2005 for $1,425,000 and has been on and off the market 5 times since then. It was on the market in 2014 for 83 days at $1,880,000 and in 2016 for $2,080,000…however it did not sell.

2017 Prospect Sold for $2,199,000 4 bed/4 bath

2017 Prospect found a buyer within a week and sold for the asking price! This is a brand new 2017 single family home with views of both the Redondo and Hermosa piers. The lot sold in 2015 for $887K.

612 11th Sold for $1,650,000 3 bed/3.5 bath

Sold quickly and for $100K over the asking price. 612 11th is a detached town home, one property east of the greenbelt. It is close to Clark field and has a rooftop deck

606 Boundary Sold for $2,695,000 4 bed/3.5 bath

After 3 ½ months this new home sold for $200K below the asking price. 606 Boundary is one of the larger new construction units part of the 6-unit Longfellow/Boundary development.
