Real Estate agents often refer to this time of the summer as the summer doldrums due to the amount of locals traveling. It is also a time when a lot of Real Estate Agents leave town, hence further slowing sales activity. With all that being said, inventory is still low and properties that are priced correctly sell quickly. We are still seeing huge gains each week (See the 84% gain on 36 15th below). The summer is in full swing and we are once again reminded how lucky we are to live in such a great area of the country.

834 Prospect Listed for $1,650,000 3 bed/2.5 bath

834 Prospect was built in 2007 and is located just south of Aviation. It last sold in 2014 for $1,350,000.

914 Prospect Listed for $995,000 2 bed/2 bath

914 Prospect is a 2 unit duplex in east Hermosa. This home last sold in 2001 for $325,000.
It appears to be selling for land value. This duplex sits a smaller lot )2598 sq. ft.).

2934 Hermosa Av Listed for $2,999,000 4 bed/3.5 bath

2934 Hermosa is one lot from the strand and has ocean views from the rooftop deck. This home was on the market for 2 months this year and didn’t sell. It has been relisted for the same price.

36 15th Listed for $5,795,000 4 bed/3.5 bath

It took only 15 days! 36 15th is a detached townhome next to Noble Park. This property has direct open ocean views from all levels, yet is set back off the Strand, behind the park. If you thought living on The Strand might feel like a fishbowl, 36 15th could be a great alternative. It’s still a huge number for a 2300 sq. foot home $2520 per sq. foot). It last sold in 2008 for $3,150,000. Its priced 84% higher than the last time it sold. This is another example of the huge gains we have seen during this cycle. I’m curious to see what price this will close for.

1326 Owosso Listed for $1,399,000 4 bed/3 bath

This price point goes quickly…. only 15 days and they have a buyer. 1326 Owosso is a corner lot, single family home with some ocean views from the second floor, a nice size backyard and a roof deck. 1401 Corona, across the street, is for sale for $1,359,000 (2 bed/1 bath-1416 sq ft home).

708 Loma Listed for $1,549,000 3 bed/2 bath

In 2 ½ weeks this duplex is in escrow. 708 Loma is a duplex located in the sand section west of Ardmore. This duplex has a 2/1 and 1/1 unit.

647 2nd Listed for $1,399,000 3 bed/2.5 bath

This property sold in 1 week. 647 2nd is a 3 on a lot attached townhome near the Hermosa/Redondo border. It last sold in 2012 for $826,500.

1500 Hermosa Listed for $3,775,000 4 bed/3.5 bath

After going on and off the market since March, this property is back in escrow. 1500 Hermosa was built in 2015 and last sold in 2016 for $3,400,000. It was on the market earlier this year for $3,875,000, however didn’t sale.

1113 Valley Listed for $1,299,000 2 bed/2.5 bath

That was quick…2 weeks. 1113 Valley is one of 4 attached townhomes west of Valley and the greenbelt. This home last sold in 2015 for $1,099,000.

101 Lyndon Listed for $2,780,000 3 bed/4 bath

After 3 ½ months and a price reduction, this home has landed in escrow. 101 Lyndon is a condo (1 of 4 units) 1/2 block from The Strand and the Hermosa/South Redondo border. It recently sold in 2016 for $1,792,000. That’s a huge spread in 2 years.


617 7th Sold for $2,410,000 4 bed/3.5 bath 615 7th Sold for $2,400,000 4 bed/3.5 bath

Both properties sold in 2 weeks for $39K and $49K below the asking price. 615 7th and 617 7th are part of two brand new 2 on a lot attached townhomes, located one property east of Ardmore. This 4361 sq. foot lot was purchased in 2014 for $1,250,000.

512 Longfellow Sold for $1,600,000 3 bed/2.5 bath

This home took over 3 months and a $295K discount, however it has sold. 512 Longfellow is a single family home located in the sand section. It last sold in 1993 for $310,000. The property is located on a smaller 1509 sq. foot lot. 502 Longfellow, the property next door (larger lot), sold for $1,787,000 about 2 years ago.

3205 Highland Sold for $2,935,000 4 bed/3 bath

This home sold in 36 days and for $60K below the initial asking price. 3205 Highland sold in 2016 for $2,550,000. It is now back on the market for $445K more, however plans have been approved by coastal and the city of Hermosa that allow for a 4,800 sq. ft. new build. It is on the corner of Longfellow.

2032 Hillcrest Sold for $1,310,000 3 bed/2 bath

In 2 1/2 months and for a $139K discount off the list price, this home has sold. 2032 Hillcrest is in east Hermosa and has peek a boo views. 1928 Rhodes just sold for $1,480,000, which was updated and had ocean views.
