As we near the end of summer, the market is still producing great buying options.
I believe the highlights of this week are both 505 Gould, which seems to be priced very attractively and 719 24th place. 24th place is a beautiful new construction with big ocean views from top of the hill. If you have a minute, I highly recommend going to the open house this weekend to view it.

505 Gould is a single family home on the corner of Gould and Valley. This home last sold in 1979 for $146K. Even though it is on a busy intersection, I think this property will sell quickly. It sits on a 3348 sq. foot lot. At this price and in its current condition, it’s likely a developer will purchase it.

719 24th Pl Listed for $5,649,000 5 bed/5 bath/3 pwd

719 24th is a brand new single family home and that has big ocean views from top of the hill. This lot was purchased in 2016 for $1.6M prior to construction. The home is designed and shows extremely well. With high-end finishes and all that it has to offer, I expect it to sell. With the recent sale of 633 30th street for $8,300,000…719 24th appears to be priced to attract buyers.

1720 Ardmore #312 Listed for $625,000 1 bed/1 bath

1720 Ardmore is a 71 unit complex. The last 1 bed 1 bath condo sold in 2017 for $605K. This home last sold in 2003 for $311,000.

After going on and off the market, this home is finally in escrow, 1102 Cypress is part of 3 attached townhomes. We wrote about 1100 Cypress going into escrow at a list price of $2.5M and 1104 Cypress hitting the market at $2,399,000 in last week’s blog.

450 28th Listed for $1,749,000 2 bed/1.5 bath

450 28th went into escrow in only 2 days. This home last sold in 1987 for $220K.
It likely sold off-market prior to even hitting the MLS.

After 2 weeks and for $19K below the asking price, this unit has sold. 1600 Ardmore is a 100 unit complex. There are currently 2 other units for sale. #301 2 bed 1 bath for $779K and #317 1 bed 1 bath for $649,500. Unit 107, a 2 bed 2 bath, sold in February for $753K.
