This property was put back on the market after the holidays with a $25K price reduction. After almost 2 months, it is now in escrow. 632 9th is an attached 3 on a lot townhome located 4 houses east of Ardmore and the Greenbelt. This home was on the market briefly last year before it was put on hold over the holidays. It last sold in 2011 for $1,080,000. There are 20 townhomes actively for sale in Hermosa, and 17 of them are new construction or built within the last 2 years.

15 15th which is part of a 27-unit complex. After a week, it is in escrow. This unit is located on the top southwest floor with nice ocean and Catalina views. Unit #12 sold last February for $1,050,000.

1101 Cypress Sold for $2,320,000 3 bed/3.5 bath

In only 5 days and $1K below asking price this property has sold. 1101 Cypress is a townhome located west of Valley. This home last sold as a brand new property in 2014 for $1,565,000.

1634 Loma Sold for $2,275,000 3 bed/3 bath

1634 Loma is a 2 on a lot detached townhouse with ocean views. This home last sold in 2008 when it was built for $1,480,000.

401 Gentry Sold for $2,175,000 5 bed/4 bath/2 pwds

This duplex sold all cash and for $80K over the list price. 401 Gentry is a duplex located on the corner of prospect and Gentry on a pie shaped lot with ocean views in the distance. This duplex last sold in 1998 for $770K.

1235 2nd Sold for $2,149,000 4 bed/4 bath

After the $151K price reduction, it took about 2 ½ months to find a buyer. 1235 2nd hit the market last April for $2,298,000, however after 4 months it didn’t sell. The property last sold in 2010 for $1,150,000.

501 Herondo #16 Sold for 1,085,000 3 bed/2.5 bath

After a short 4 days on the market, this condo sold for $46K above the list price. 501 Herondo is part of a 75 unit complex located on the Hermosa/Redondo border. Unit #35 just went into escrow with a list price of $1,029,000.

833 5th St #7 Sold for $975,000 3 bed/2.5 bath

After a significant price cut, and 231 days on the market, the final chapter has closed. 833 5th is a 10-unit condo complex located one property east of Pacific Coast Highway. The last unit to sell in this complex was unit #3 in 2011, for $630K.
