1635 Palm is located in the sand section with great panoramic ocean views. It shares the lot with the above property, 1638 Hermosa.

1215 7th Listed for $1,300,000 3 bed/1 bath

1215 7th is located on the Hermosa Hills. This home was on the market in 2014 for $1,049,000 but didn’t sell.

826 18th is a brand new single family home located one property east of PCH. The home has ocean views off in the distance. The lot sold in 2015 for $960,000 (see how it looked before below). This is a huge # east of PCH.

1217 11th is tucked away in east Hermosa just south of Aviation. This is the only active single-family property under $1M in Hermosa.

Another new construction has hit the market! 1154 6th lot was purchased in 2014 for $838K….fast-forward 3 years later; it is a brand new home. The house has ocean and pier views.

445 Monterey is a detached 2-on-a-lot townhome was built in 1998. The unit last sold in 2005 for $1,425,000 and has been on and off the market 5 times since then. It was on the market in 2014 for 83 days at $1,880,000 and in 2016 for $2,080,000 didn’t sell. Now that story has changed.

308 Ardmore Listed for $1,450,000 4 bed/2 bath/2 pwds

After 1 month on the market, this home is in escrow. 308 Ardmore is located on the corner of 3rd and Ardmore, east of the greenbelt. It was on the market until the end of January of this year for $1,677,000 however didn’t sell.

240 34th Listed for $2,699,000 2 bed/2 bath

It took a $300k price reduction and 6 weeks to go into escrow. 34th is a northern Hermosa street (almost part of the Manhattan Sand section). This single-family beach home is 1.5 blocks from the water. We sold 248 34th in 2015 for $2.6M (similar lot). This one will likely be purchased for the land.

1720 Ardmore #324 Sold for $685,000 2 bed/2 bath

It sold for $16K above asking price in 1 week. This is a 71-unit complex located on the east side of the greenbelt. Unit #227 is in escrow with a list price of $670K.

1906 Ava Av Sold for $1,350,000 2 bed/2 bath

In 2 weeks and with a $125K reduction from the initial asking price, this one has sold. 1906 Ava is a charming cottage is located a block east of the greenbelt at the end of Ava. It last sold in 2012 for $1,015,000.

1018 17th Sold for $1,999,000 4 bed/3.5 bath

1018 17th was on the market in January of this year for 1,975,000 then the price changed to $1,999,000, however it didn’t sell.

1600 Ardmore #226 Sold for $695,000 2 bed/2 bath

After over 4 months and for $54K below asking price, it is sold. 1600 Ardmore is a popular 100-unit complex. Unit #226 last sold in 2011 for $433K

653 11th Sold for $1,750,000 4 bed/3.5 bath

653 11th sold for $51K over asking price. This 2 on a lot detached townhome is located 6 houses east of the greenbelt. The property has ocean views and last sold in 2007 for $1,378,000.

655 24th Pl Sold for $4,825,000 5 bed/5.5 bath

This one sold for $670K below the asking price in about 2 months. 655 24th is a brand new single family home with nice views off in the distance. It’s located in Hermosa Valley section, between Ardmore and PCH. The lot was purchased in 2014 for $1,549,000.

1401 Corona St Sold for $1,150,000 2 bed/1 bath

In 2 weeks, and for $50K off the list price, this one is sold. 1401 Corona is a single-family home located east of PCH next to Prospect. It was likely sold for the land (3960 sq. foot lot). This bungalow last sold in 1987 for $185K.
