It feels like we have had a bit of renewed energy in the Hermosa housing market. 3 of the 6 pending and closed sales have sold within 1 week of being listed. New Construction is still strong across the Beach Cities. We are seeing it in Hermosa and across the Beach Cities. Even New Construction located on what might be considered the worst street in the South Bay, Pacific Coast Highway, is selling. Buyers love new. It’s not a surprise. After seeing so much building going on over the last 6-7 years, buyers have tasted what a new home has to offer. It’s good to see the at homes are still moving quickly if they have a lot to offer and are priced right. Buyers are still out there and ready.

651 9th is part of a 4 on-a-lot attached townhome complex, 5 lots east of Ardmore. This home last sold in 2002 for $740K. It’s a good location, close to Clark Field and
Downtown Hermosa.

1824 Pacific Coast Highway Listed for $1,659,000 3 bed/3.5 bath

1824 PCH is part of 7 brand new town homes built in 2018. Townhomes 1820 and 1834 PCH have sold for $1,659,000.

635 7th St. Listed for $2,478,000 4 bed/4 bath
More New Construction. 635 7th is a 2-on-a-lot attached townhome with panoramic ocean views. The lot was purchased in 2015 for $1,525,000.

3435 The Strand Listed for $5,500,000 2 bed/2 bath
3425 The Strand was built in 1926 and is a usable duplex, however it is likely this will be turned into a newly built single family home. The lot size is smaller than a normal Strand lot, which is common on the north end of The Strand where the street/alley and The Strand are closer together. This is a highly desirable stretch of The Strand, just south of Manhattan Beach, on the north end of Hermosa. This duplex is located a just a few properties south of the famous 90210 Strand House.

This home found a buyer quickly. I believe the last set of Open Houses were even cancelled. 613 1st is an attached townhome in a 12-unit complex between 1st and 2nd, on Ardmore. This home has ocean views and a rooftop deck. 160 Ardmore sold last year for $1,430,000. We’re not surprised to see this one move on the quicker side.

1133 8th went into escrow in just 1 week. This single family home last sold in 2014 for $1,119,000.

3330 The Strand Sold for $10,500,000 5 bed/5 bath/2 pwd
3330 The Strand is a completely remodeled home and has sold for $300k below the original asking price. It shows beautifully. This home sold in 2016 for $8M. It was on the market last June for $12,500,000 after its remodel, however did not sell.

723 3rd Sold for $1,100,000 2 bed/2.5 bath

It took a little over a month and a $90K discount to get this home sold. 723 3rd is a 7-unit complex. This home sold in 2015 for $879,000.

938 18th Sold for $1,925,000 4 bed/3.5 bath

This home sold after approximately 2 months and for $324K below the initial asking price. 938 18th is a single-family home, 3 properties west of Prospect. This property last sold in 1996 for $605K.

616 24th Pl Sold for $2,425,000 4 bed/3 bath
616 24th Place had offers before it hit the market and sold for $130K over the asking price. It’s located close to Valley Park and overlooks the Greenbelt.
