616 24th place is a single family home 2 properties in from the greenbelt and Valley park on the east side of Ardmore. This home was recently updated. It seems to be priced right. We will be watching this one.

This is our Pick of the Week. It sits on a 7,825 sq. Foot lot. 2957 La Carlita is located on a small cul-de-sac street with only 6 homes. It sits at the top of the hill, off of 30th street, just west of PCH. It is surrounded by $5M-$15M homes and is on the border of the MB Hill section. This home was last on the market in 2011 and sold for $1,274,000. With what this has to offer, I don’t think it will be on the market too long.

1918 The Strand Listed for $7,200,000 4 bed/4 bath

After being on the market for over a year in 2017 and going in and out of escrow, this home is back on the market. The strange part is that it is listed twice. The must have not have cancelled the old listing at $7,400,000 (showing 380 days on market). OPPS!!!

937 1st #A Listed for $1,249,000 3 bed/3 bath

It took over 2 months and $50K price chop to push this one into escrow. 937 1st #A is part of a 4 on a lot attached townhome complex close to the Hermosa/Redondo border. This unit last sold in 2004 for $749,000.

1720 Ardmore #312 Listed for $615,000 1 bed/1 bath

After almost 2 months and a $10K price reduction, this one has a buyer. 1720 Ardmore is a 71 unit complex. The last 1 bed 1 bath condo sold in 2017 for $605K. This home last sold in 2003 for $311,000.

1274 Owosso Listed for $2,195,000 4 bed/3.5 bath

That was quick…in 7 days this home is in escrow. 1274 Owosso is a single family home located just west of Prospect in the Hermosa hills. This home last sold in 2013 for $1.7M. This was our Pick of the Week last week.

1218 2nd St Listed for $1,099,000 3 bed/2 bath

This one was priced to move. 1218 2nd is a single family home in the Hermosa Hills section. The current owners bought it less than a year ago for $940 and hasn’t made any changes to the property.

435 Longfellow Listed for $1,660,000 3 bed/1 bath

After more than 3 months and with a $215K discount, this home has a buyer.
435 Longfellow is a smaller single family home. 445 Longfellow was purchased last year for $1,850,000. It has a similar lot size, however the home was bigger and has 2 units.

1600 Ardmore #301 Listed for $729,000 2 bed/1 bath

Another one that needed a price reduction. The interesting thing about this unit is that it’s a top floor, corner condo.

646 Hermosa Sold for $1,925,000 3 bed/2.5 bath

SOLD..for $74K below the initial asking price. 646 Hermosa is part of a 6 unit attached townhome and has nice ocean views. This home found a buyer in 2 months. It last sold in 2009 for $1,335,000 when the developer had financial issues. In my opinion, this is the best unit in the complex. It was the model unit (I spent many weekends holding it open). These units had a hard time selling due to the market at that time. Vineyard Bank(no longer in business) had the construction financing on it.

1039 8th Sold for $1,197,000 2 bed/1 bath

It took over 2 months and a $78K discount for this one to sell. 1039 8th has found its buyer. This home is a 1952 original beach cottage. It’s located in east Hermosa, a few lots west of Prospect. It last sold in 1992 for $150K.

708 Loma Sold for $1,555,029 3 bed/2 bath

In 2 ½ weeks, this duplex sold for $6,029 above the list price. 708 Loma is a duplex located in the sand section, west of Ardmore. This duplex has a 2/1 and 1/1 unit.

834 Prospect Sold for $1,655,000 3 bed/2.5 bath

In 8 days and for $6K above list, this home has a new owner. 834 Prospect was built in 2007 and is located just south of Aviation. It last sold in 2014 for $1,350,000.
