506 25th St Listed for $2,399,000 4 bed/3.5 bath
The lot was purchased in 2012 for $2,550,000 and a series detached townhomes were built on this lot by Kim Komich.

2820 Amby Pl Listed for $9,900,000 4 bed/3 bath
This property last sold in 1996 for $1,050,000. The lot is over 18K sq ft. and you can build a mansion on it. There are very few properties in this section of Hermosa that have huge lots.

340 27th St Listed for $2,399,000 3 bed/2 bath
This property was purchased in 2013 for $1,425,000.
It has been updated since 2013, however the new price equals almost a million dollar appreciation in just 2 years. Will the market agree?

246 30th St Listed for $2,899,000 1 bed/1 bath
This one took a while to find a buyer…over 3 months. It just sold last year for $2.2M. The lot had great potential for a new construction build with ocean views. It is an R2 zoned lot right on the border of the R1 (25 ft. building height limit) and the R2 (30 ft. limit), however it comes with a hefty price increase over last years’ sale.

242 Longfellow Listed for $1,599,000 2 bed/2 bath
This is a duplex on Longfellow just east of Manhattan Ave. There are two 1 bed 1 bath units. This property last sold in 1974 for $43K. The lot itself is worth more than the asking price. It sits at the crest of Longfellow just below Highland and a new build would have great views. This one should bid up, curious as to the final price.

1935 Ava Ave Listed for $2,650,000 4 bed/3.5 bath
It took over a month, but this property found a buyer. It was on the market for 181 days up until the beginning of this year. Originally listed at $2,950,000, then reduced to $2,650,000…it was finally taken off the market. After a face lift, it’s back on the market and in escrow.

434 Gentry St Listed for $839,000 2 bed/2 bath
9 days and its been snatched up! This property last sold in 1976 for $30K. This classic cottage, single family home is located east of Prospect and sits on a 2490 sq ft lot.

2722 Hermosa Ave Listed for $4,350,000 4 bed/2 bath
12 days and its in escrow. This home last sold in 2004 for $1.8M. It was on the market briefly in 2008 for $2,950,000, but after 16 days, it was taken off the market.

628 7th St Listed for $1,495,000 4 bed/3.5 bath
Another property that found a buyer quickly. This property last sold in 2006 for $1,350,000. It sits just west of PCH with partial ocean views.

2222 Monterey Blvd Sold for $5,925,000 4 bed/5.5 bath
This one took almost 4 months and a price reduction, however it finally sold for $565K below initial asking price. This might be the best lot on the entire street of Monterey. It’s located on the bend heading down toward Manhattan Avenue and the water. It’s an oversized double lot (5491 sq. ft.) with a huge house (4793 sq. ft.) that has ocean views right down the street to the sand and open ocean. This property last sold in 1997 for $599,000, obviously before the Michael Lee designed new construction build in 2004.

1720 Ardmore #117 Sold for $735,000 3 bed/2 bath
This one SOLD for in less than a month.
Previously, it last sold in 2003 for $439,000

Garden with low maintenance, drought resistant, plants.
421 2nd went for $31K over asking, quickly. This unit last sold in 1977 for $89K and is located in a 64-unit complex, just west of Valley and the greenbelt.

333 10th St Sold for $2,100,000 4 bed/3.5 bath
4 months and $150K below list price…this one is gone. It is an attached townhome with ocean views and was on the market last year for $1,695,000. After 45 days, it was taken off the market. 333 10th last sold in 2012 for $1,350,000.

145 Ardmore Sold for $1,265,000 3 bed/3 bath
It took 100 days, but this single family home landed a buyer at $54K below the list price. This property has been on the market 6 times since 2010 without selling. On paper, it looks like a decent deal? It was last on the market in 2014 for $1,179,000. This single family, just west of PCH, last sold in 2000 for $585K.

962 1st St. #E Sold for $870,000 2 bed/3.5 bath
$50K above list price and this attached townhome just east of PCH is gone.
This townhome last sold as a short sale in 2011 for $610,000. Properties do not come up much in this 5-unit townhome complex. The last sale prior to unit #E was in 2005, unit #A for $790K .
