654 4th is part of a 9 unit townhouse complex. This home last sold in 2014 for $1,185,000. It is hard to find a 3-bedroom in this price point west of PCH. I suspect this will move fairly quickly.

126 8th is actually considered a duplex, with an upper and lower unit. This
home is in the sand section. I am very curious to see the activity on this one.

1600 Ardmore is a 100 unit complex located on the west side of Ardmore. This unit has peak-a-boo views and last sold in 2015 for $455K. This is the first 1 bed, 1 bath sale in this complex this year.

1934 Prospect Listed for $1,199,000 2 bed/2 bath

1934 Prospect is a single family home that was built in 1921. This property will need some TLC or be completely teardown. This property was purchased a few months ago by a local builder (March 2018) for $1,050,000.

1648 Palm Listed for $1,450,000 3 bed/2 bath

The first escrow didn’t stick, now after another 1 ½ month, it’s back in escrow. 1648 Palm is a single family home. It was built in 1924, however the inside looks like it was more recently updated. This home last sold in 2014 for $1.2M

408 Longfellow Listed for $1,600,000 2 bed/2.5 bath

In 2 short weeks, this home has a buyer. 408 Longfellow is a cute 2 bed, 2.5 bath cottage. It is right on the corner of Morningside and Longfellow and it was priced to sell quickly. This side (south side) of Longfellow has a 25-foot height limit, versus the north side, that allows for a 30-foot build (which is an added value).

830 Loma Sold for $2,100,000 3 bed/3.5 bath

830 Loma is a brand new 2 on a lot detached townhome in the sand section. It sold for $188K below its asking price.

824 3rd Listed for $1,299,000 3 bed/2 bath

That was quick! This home found its buyer in 8 days. 824 3rd is a single family home in east Hermosa that has some views and an updated kitchen. This home sold in 2001 for $400K. Now it has closed for more than 3 X’s that price.

2524 Manhattan Ave Sold for $4,401,000 5 bed/3.5 bath

Another ceiling buster….this one sold for $652K over the asking price. 2524 Manhattan Ave. has big views of the ocean and is in the northern end of the Hermosa Sand Section. This property last sold in 1999 for $1,275,000.
