1720 Ardmore #319 is a top floor, end unit with peek a boo ocean views. Last year only 3 sales occurred in this 71-unit complex….one being a top unit 2 bed 2 bath #324 for $685,000. This unit last sold in 2016 for $665,000.

824 3rd Listed for $1,299,000 3 bed/2 bath

824 3rd is a single family home in east Hermosa and has ocean views and an updated kitchen. This home sold in 2001 for $400K.The only blaring concern is its proximity to PCH (just a few homes away).

2311 Park Ave Listed for $2,199,000 2 bed/2 bath

2311 Park is a single family home 3 blocks to the sand and water. This home has ocean views and was built in 2000. It last sold in 2009 for $1,155,000. It is currently priced at almost $1700 sq. foot. It’s hard to tell much from the photos. We will watch this one.

2934 Hermosa Ave Listed for $2,999,000 3 bed/3.5 bath

2934 Hermosa is a 2 on a lot attached townhome, ½ block from the beach. This home has Catalina and Ocean views. It last sold in 2011 for $1,799,000.

22 The Strand was on the market for almost 3 months and has been relisted and reduced by $400K. A neighboring property, 12 The Strand, is on the market priced at $6,680,000.

2032 Hillcrest Listed for $1,499,000 3 bed/2 bath

2032 Hillcrest is in east Hermosa and has peek a boo views. 1928 Rhodes just sold for $1,480,000 which was updated and had ocean views.

3001 Tennyson Listed for $2,700,000 4 bed/3 bath
3001 Tennyson has big ocean views from the top of the hill and was renovated in 2011. 648 Longfellow, which is around the corner, sold for $2.3M in December of last year.

1851 Rhodes Listed for $2,595,000 4 bed/3 bath

1851 Rhodes in east Hermosa with ocean views. The home has been completely remodeled throughout. It last sold in 1996 for $638K. We’re not sure about the pricing….there are only 2 photos of the property. It is located jsut yards away from PCH, so we don’t know how it will factor into the buyer demand.

917 24th Listed for $1,390,000 4 bed/3 bath

It took about 3 weeks to find a buyer. 917 24th is a single family home located west of prospect. Unfortunately, the photos were not very impressive….I guess the aggressive price attracted a quick buyer.

300 28th Listed for $4,199,000 4 bed/4.5 bath

This one went into escrow quickly! 300 28th St is a single family home in the sand section of Hermosa. It was built in 2002 and boasts panoramic ocean views. This home sold 2 1/2 years ago for $3.4M. It looks like they have done a fair amount of work to this property since they bought it. We’re not surprised that it sold quickly.

1050 9th Listed for $1,650,000 3 bed/3 bath

After more than 3 months and a $149K price reduction, this one is in escrow. 1050 9th is a single family home located a few homes west of Prospect with a nice backyard and ocean views to the north off in the distance. This home last sold in 1995 for $265K.

337 26th St Listed for $2,100,000 3 bed/2 bath

It took 18 days to find a buyer for this one. 349 26th, a similar size lot and location, just sold for $1,850,000 OFF-MARKET. That would likely be the benchmark value for a developer wishing to build on this lot.

221 28th St Listed for $2,699,000 2 bed/2 bath/1 pwd

It was in escrow once and didn’t stick. 221 28th St is a single-family home (classic beach bungalow) located 2 blocks from the sand. It sold off-market in 2015 for $2,450,000.

1707 PCH #408 Listed for $519,000 1 bed/1 bath

1707 PCH is a 73 unit complex located on the west side of PCH. Unit #303 just sold for $495K. This unit sold in 2016 for $430,000.

940 5th Sold for $1,700,000 3 bed/2.5 bath

This home sold in 11 days for $50K over the asking price. 940 5th is a detached townhome with ocean views. It last sold in 2004 for $1,1500,000. They priced it right, attracted multiple buyers and the price shot up.

845 14th Sold for $1,255,000 2 bed/2 bath

Sold for $55K over the asking price. 845 14th is a cute 2 bed, 2 bath home with peek-a boo ocean views. There is potential to live here or rent it, then later build a bigger home on the lot. This home last sold in 2008 for $790K.

1638 Hermosa Sold for $3,500,000 4 bed/3.5 bath

After 275 days and for $799K below the original asking price, this one has sold. 1638 Hermosa is a brand new construction (part of a 2 on a lot-see 1635 palm below) located about 2 blocks north of Pier Avenue. The land sold in 2007 for $1,750,000 prior to building 2 new townhomes.

53 9th St Sold for $4,080,000 5 bed/6.5 bath

53 9th has been on and off the market since 2014 and finally closed sale. It is a single-family home built in 2004 that is steps to the beach, has ocean views and a rooftop deck. It was purchased in 2005 for $3.3M.
