This home was originally on the market in October of last year for $4,799,000 and after 2 months, it did not sell. However, the spring market is in full swing and this single family home is on a walk street, just a few steps to the sand.

2005 Manhattan Ave Listed for $4,000,000 3 bed/2 bath

This single family home sits on a 3615 sq. foot east/west lot. It last sold in 2015 for $3,000,000.

1965 Manhattan Listed for $4,000,000 3 bed/2 bath

This is the home next door to 2005 Manhattan. This beach bungalow, also on a 3600 sq. ft. lot, is a block from the beach and also sold in 2015 for $3M.

1220 Ocean Dr Listed for $1,725,000 4 bed/3 bath

This property first hit the market in October 2006 for $1,699,000 and didn’t sell. The home last sold in 2006 for $1,395,000. 1220 Ocean is 2 lots north of Aviation and has potential views. The biggest challenge is that it backs up 1 property from an auto repair shop.

This is a brand new detached townhome built in 2016 with ocean views in the distance. This property last sold in 2014 for $1,465,000 prior to becoming 2 townhomes.

447 Herondo is a 30-unit complex, located on the Redondo/Hermosa Border.
This unit last sold 2011 for $475K. Below are last year sales in this complex.

324 Prospect Listed for $1,450,000 4 bed/4 bath

This tall, skinny single family home last sold in 2011 for $982K. It has a rooftop deck that offers
some ocean views to the west.

1600 Ardmore #216 Listed for $615,000 2 bed/1 bath

The Commodore (1600 Ardmore) has been a popular complex in our post and within the
Hermosa Beach real estate market.
This is the third unit for sale so far this year (see below):

638 8th Listed for $1,699,000 3 bed/2 bath

This property is only 5 houses east of the greenbelt and last sold in 2010 for $800K. The desirable elements and price point all seem present for this home with the exception of the busy street. 8th street is a main artery from the sand section to the busy Pacific Coast Highway.

That was quick…this one only took a few days to find a buyer. 652 25th is located in the Hermosa Hills area with some partial ocean views.

540 1st #8 Listed for $959,000 3 bed/3 bath

This 10-unit complex is on the west side of PCH and a block north of South Redondo Beach. It last sold in 2007 for $890K. The most recent units to sell were #10 for $649K and #1 for $677K in 2011.

632 7th Listed for $1,699,000 4 bed/3.5 bath

This townhome was built in 2006 and is 4 properties east of the greenbelt. It last sold in 2008 for $1,110,000.The other townhouse attached to this one, 628 7th, sold in 2015 for $1,500,000.

1401 Corona St Listed for $1,200,000 2 bed/1 bath

In 2 weeks, this single family home located east of PCH next to Prospect, has a buyer. It will likely be sold for the land itself (3960 sq. foot lot). This bungalow last sold in 1987 for $185K.

614 Boundary Pl Listed for $2,495,000 4 bed/3.5 bath

It took 3 months and a small price reduction, however this one is in escrow. It is part of a new development of 6 townhomes. 613 Longfellow sold for $2,490,000.

610 Boundary Ave Listed for $2,495,000 4 bed/3.5 bath

This other 1 of 6 townhomes is also in escrow.

1942 The Strand Listed for $9,500,000

This is a dirt proposition on the corner of The Strand and the 16th walk street. The lot and the lot to the south were purchased last year for $15M. The original property (double lot) has already been scraped and the property next door is mid-construction.

437 2nd Sold for $1,201,000 4 bed/3 bath

After 27 days, and for $24K below the asking price, this one has sold. The Pacific Villas Complex is located on the west side of the greenbelt, on Ardmore and 2nd. The complex has 64 townhomes. This attached townhome last sold in 1991 for $320K. We sold 245 Valley in this complex last year with multiple offers…for over the asking price.
