This single family home was built in 2006 and recently updated in 2017. It s located in the north Hermosa Shakespeare district and has ocean views. The home last sold in 2006 for $1.8M. The property seems priced accordingly at just over $800 sq. foot.

2131 Monterey Listed for $4,999,990 3 bed/3 bath

This 1930’s home is located on the top part of Monterey as it turns to the west, with nice views of the ocean. This is a good location on an oversized sand section lot. The price is rich, however that hasn’t stopped a large number of other home in the area from selling.

1906 Ava Av Listed for $1,475,000 2 bed/2 bath

This charming cottage is located a block east of the greenbelt at the end of Ava. It last sold in 2012 for $1,015,000.

1454 Loma Drive Listed for 1,450,000 2 bed/2.5 bath

This 3 on a lot attached townhouse is in the sand section of hermosa beach about a block north of Pier Avenue.. This property was on the market in 2015 for $1,499,000, however didn’t sell. It last sold in 2005 for $995K.

After 4 ½ months and an $85K price reduction, it has a buyer. This single family home is located in the sand section of Hermosa Beach, a few blocks north of Pier Avenue. It last sold in 2004 for $1,110,000 and was on the market in 2014 for 189 days at $1,650,000, however didn’t sell.

632 7th Listed for $1,688,000 4 bed/3.5 bath

In a little over a month and with a $11K price chop, this property is in escrow. These 2 on a lot townhomes were built in 2006 and are only 4 houses east of the greenbelt. . This property last sold in 2008 for $1,110,000.The other townhouse attached to this one, 628 7th, sold in 2015 for $1,500,000.

That was quick…it only took 9 days to find a buyer. 447 Herondo is a 30-unit complex, located on the Redondo/Hermosa Border. This unit last sold 2011 for $475K. Below are last year sales in this complex.

2545 Myrtle Listed for $5,299,000 5 bed/5.5 bath

This single family home was built in 2014 and sold at that time for $4.3M. It’s on the corner of Myrtle and 26th across from North School. They did a great job on this build in 2014. It has a large rooftop deck. This is unique property and I’m not surprised it went into escrow so quickly.

405 29th St Listed at $2,799,000 4 bed/3 bath/2 (pwds)

This single family home found its match after a month and a half and a $100K list price reduction. It was built in 2001 and is located 4 blocks from the beach. This home last sold in 2010 for $2,075,000. Not very many homes come up in this pocket of north Hermosa Beach.

701 Longfellow Listed for $3,200,000 2 bed/1 bath

This one was in escrow when it first hit the market in July of 2016 but didn’t close. After 8 months and a $400K price reduction, it is back in escrow. It is a small home on a big lot that is perfect for building. Located just west of PCH and north of Gould, it offers views to the south and west toward the ocean.

77 15th #8 Listed for $899,000 2 bed/2 bath

After a $26K price reduction, the sale is in motion. This condo is part of a 14 unit complex located just a few properties from the sand. Unit #9 is currently in escrow with an asking price of $879K, however it is a 1 bed 1 bath.

736 Gould #22 is located in a 33-unit complex on the southwest corner of Gould and Sepulveda. It sold for $23K above the listing price. This unit last sold in 2012 for $716,000. Below are the last 2 years of sales in this complex:

160 Hermosa Ave Sold for $1,300,000 2 bed/2 bath

It took $175K off the initial asking price and 2 months, however it has sold. 160 Hermosa Avenue is located in a 5-unit complex a few steps from the sand. It last sold in 2007 for $908K. The most recent sale in this complex was 164 Hermosa Ave in 2012, for $700K.

1233 21st Sold for $1,400,000 4 bed/2 bath

This single family home is located 7 houses east of Prospect. After a 10 days and for $211K over the asking price, this sale is final.

652 25th SOLD for $1,700,000 3 bed/2 bath

That was quick! This one only took a few days to find a buyer and less than 2 weeks to close for $100K over the asking price…all cash. 652 25th is located in the Hermosa Hills area with some partial ocean views. They had multiple offers on the property. It was clearly a good buy.
