This single family home was built in 2012 with Hermosa valley and ocean views. The property last sold in 2013 as new construction for $3,290,000. Fast-forward 4 years and it’s back on the market for 151% of the 2013 price. The market has been good over the last 4 years and the neighborhood homeowners are likely cheering for this one to close for a big number.

1619 Monterey Bl Listed for $1,999,000 3 bed/2.5 bath

1619 Monterey is a single-family home located a few blocks to the sand. It has open ocean views. The views are big, however the older floor plan may make it challenging. I had the opportunity to see this one several months ago. It looks like it has been cleaned up considerably and the photos with staging pop.

447 Gentry Listed for $1,195,000 2 bed/2 bath

This property is located in the Hermosa Hills, one block east of prospect. This property last sold in 2005 for $766K. Below is the activity on Gentry in 2016 and 2017.

736 Gould #19 Listed for $1,269,000 3 bed/2.5 bath

This is a 33-unit complex located on the south side of Gould Avenue, slightly west of PCH. This unit was on the market in 2015 for $1,129,000 for 88 days however didn’t’ sell. It last sold in 2013 for $798K. This is another big increase (159% increase from the 2013 price).

610 6th Listed for $1,130,000 2 bed/2.5 bath 

This detached townhome is close to the greenbelt and South Park. It last sold in 1981 for $210K. There doesn’t appear to be many upgrades in this property, however it seems to be priced accordingly.

1830 The Strand Listed for $6,900,000 6 bed/4 bath 

In just over a month after being back on the market, this one has a buyer. This home first hit the market in May 2016, then again in November, however it didn’t sell. With a $749K price reduction, it’s in escrow. Below is a list of what has happened this year with Strand properties in Hermosa Beach.

1454 Loma Drive Listed for 1,450,000 2 bed/2.5 bath 

That was quick…in 7 days this home is in escrow. This 3 on a lot attached townhouse is in the sand section of Hermosa Beach, about a block north of Pier Avenue. This property was on the market in 2015 for $1,499,000, however didn’t sell. It last sold in 2005 for $995K.

653 11th Listed for $1,699,000 4 bed/3.5 bath 

This 2 on a lot detached townhome is located 6 houses east of the greenbelt. The property has ocean views and last sold in 2007 for $1,378,000.

1220 Ocean Dr Listed for $1,725,000 4 bed/3 bath

After over 3 weeks of being back on the market, this one has a buyer. The property first hit the market in October 2006 for $1,699,000 and didn’t sell. It last sold in 2006 for $1,395,000. 1220 Ocean is 2 lots north of Aviation and has potential views. The biggest challenge is that it backs up 1 property from an auto repair shop.

614 Boundary Pl Sold for $2,459,000 4 bed/3.5 bath

After almost 3 months and for $36K below the initial list price, this one has sold. This brand new detached townhome is located on the north side of Longfellow Avenue.

609 Longfellow Sold for $2,475,000 4 bed/3.5 bath 

This unit is on the Longfellow side of the 610 Boundary detached townhomes. They have a similar layout, 4 beds & 3.5 baths and the same price tag.

1600 Ardmore #319 Sold for $620,000 2 bed/1 bath

This condo is part of a 100-unit complex located on the west side of PCH facing the greenbelt. #319 last sold in 2008 for $430K

702 5th St Sold for $1,246,550 3 bed/2 bath

After about a month and for over $128K off the original price, this one is sold. This duplex with a 2 bed/1 bath and 1 bed/1 bath and is located 8 houses west of Ardmore, is in escrow. This home last sold in 1994 for $245K.
